Brief Job Description:
Maintenance Specialist IV is under the general supervision and direction of the HHS Warehouse Services Manager, serving as the Lead Facility Operations Technician for the Work Order Services (WOS) team in Region 00. The Lead Facility Operations Technician's duties include performing technical Facility & Warehouse Services tasks, including modular office furniture design, reconfiguration and component installations. Relocates modular components and keyboard trays according to manufacturer specifications. Troubleshoots and resolves cubicle electrical problems. Assists with employee and/or furniture moves and other facility operations projects as requested. Maintains accurate modular furniture inventory, including components located at off-site warehouse. The Maintenance Specialist IV will assist the Warehouse Services Manager with space reports and performs space calculations as needed. Assists and supports Warehouse Services Manager with coordinating and managing the WOS team; including CAFM assignments/updates, equipment inventory, fleet vehicle management, reporting and employee training. Assists in problem resolution and troubleshooting to resolve customer issues. Demonstrates safe work behaviors and promptly correct conditions and unsafe behaviors which may lead to accidents.

Knowledge of office practices and administrative procedures.
Skills in the use of standard office equipment and software.
Ability to perform advanced restoration, renovation and maintenance work, including the design, installation and reconfiguration of modular furniture panels and components.
Ability to implement administrative procedures and interpret rules, regulations, policies and procedures.
Ability to communicate with clients/customers to gather information and/or explain procedures.
Ability to routinely record information such as draft correspondence, reports and documents.
Ability to respond to staff inquiries and resolve customer service issues.
Ability to operate warehouse equipment, such as forklifts, pallet jacks, hand dollies, etc.
Ability to communicate and coordinate well with team members and upper management.
Ability to organize, schedule, handle deadlines and multiple assignments.
Essential Job Functions:
Attends work on a regula and predicatable schedule in accordance with agency leave policy and performs other duties as assigned.
50% - Serves as WOS project lead for delivery and product installations to ensure safe and timely installations. Performs modular office furniture design. Oversees and performs re-configurations/component installations done by WOS. Installs sit/stands, keyboard trays, pencil drawers, office equipment, etc. to manufacturer specifications. Coordinates with Business Services Officers on installation project dates and timelines. Complies with agency core values, work rules and department expectations.
20% - Completes or leads a team to complete general work orders; including moves, public hearing room setups, modular/furniture repairs, hanging white boards, hanging bulletin boards, etc. Troubleshoots and resolves cubicle electrical issues.
20% - Ensures the proper inventorying and staging of modular, conventional, surplus furniture and supplies at the warehouse. performs all activities related to pulling and loading of modular furniture, conventional furniture, supplies, etc. into agency vehicles.
10% - Assists and supports department Warehouse Manager with reporting, assigning CAFM work tasks, tracking department equipment and supplies, managing fleet vehicles, and employee training. Ensures a safe work environment and provides input on possible efficient/effective work practices
List the licensure, certification, or registration required to perform this job:
Valid Class C Texas driver license.
Initial Screening Criteria :
High School diploma or GED is required. Ability to communicate effectively in writing as demonistrated through the application process. Preferred experience in shipping, receiving, sorting and distributing furniture, supplies or equipment. Preferred experience in operating warehouse equipment such as forklift, pallet jack, dolly, etc. Preferred experience driving panel truck and/or cargo van.
